The Challenge
Kittle Property Group (KPG) manages more than 150 properties nationwide and continues to grow through new development. Within its luxury lease-up portfolio, the organization faced increasing difficulty hiring and retaining key front office staff, including leasing consultants, property managers, assistant property managers, and maintenance professionals.
Although KPG has an internal talent acquisition (TA) team, demand across multiple properties and states quickly outpaced capacity. KPG needed a strategic resourcing approach that could scale quickly while supporting their core values of Culture, Community, and Commitment.
The Solution
KPG partnered with EXOS to deliver a more sustainable staffing model built for long-term success at the property level. Rather than relying on short-term placements, EXOS implemented a contract-to-hire approach that allowed new hires to fully integrate into KPG’s culture and daily operations while having the opportunity to become a full-time KPG employee at the end of the contract term.
EXOS deployed full teams to two properties experiencing complete staff turnover and to one newly launched property. Additionally, several supplemental resources were allocated to other properties impacted by team member attrition. All properties are luxury lease-up communities.
This approach helped employees feel connected to their teams while becoming familiar, recognizable faces for residents—an important factor in building trust, improving the resident experience, and maintaining momentum during critical lease-up phases.

In addition, EXOS served as an extension of KPG’s team, providing active coaching, regular check-ins, and onboarding support to help each placement succeed long term. With a dedicated delivery team in place, we significantly accelerated candidate profile delivery, enabling faster placements and directly contributing to increased unit rentals.
Recruiting Integrity
EXOS takes a partner-first approach to recruiting. The recruiting team does not and will not poach talent from our existing partners within the multifamily space. This ensures EXOS can support growth responsibly while maintaining trusted relationships across its client ecosystem.
The Results (So Far)
In the first two months, EXOS delivered meaningful progress across KPG’s portfolio:
- EXOS successfully onboarded the first wave of employees on November 17, 2025
- 20 employees placed across seven properties, including 16 office roles and 4 maintenance roles
- EXOS team members have driven the completion of 31 leases to date
- Turnover reduced by 15%
- Recruiting efforts expanded to support hiring across three states
- Reduced reliance on short-term staffing agencies through strategic workforce planning
- Streamlined onboarding and offboarding processes to maintain strong, consistent on-site teams
- Strengthened resident experience through familiar, reliable on-site staff
While leasing metrics continue to mature due to standard lease-up timelines, early indicators point to increased operational stability and stronger day-to-day property performance.
